Your ADU needs to feel like a home, including when the bedroom door is closed and someone is cooking in the main room. We install mini-splits for Los Angeles ADU projects with the room layout, heating and cooling demand, and construction stage in mind. A small floor plan still deserves a complete comfort plan.

LA Mini Split Solutions manages the installation, with work performed by licensed and insured contractors. We coordinate the proposed system with the project’s available space and requirements, so you can decide where the equipment goes before finishes make the routes harder to change.

## On the first visit, we establish what kind of ADU project you have

Tell us whether this is a new detached dwelling, a conversion or another type of alteration. We review available plans, the stage of construction and the rooms to be served. A newly constructed detached ADU follows a new-dwelling compliance path; it should not be treated as a simple equipment change in an existing bedroom.

We ask how the home will be used and where doors divide the rooms. An open studio and a one-bedroom layout may have similar total area but different air-distribution needs. We also review possible indoor and outdoor positions and the proposed electrical supply.

## One small dwelling does not always mean one indoor head

A single-zone installation can suit an open space where the air reaches the occupied areas. An enclosed bedroom changes the question. If the occupant sleeps with the door closed, we need a way to serve that bedroom directly or through a properly designed distribution path.

We compare dedicated room units with suitable short-duct options where the construction allows them. A concealed air handler needs ducts, a return path and access. A wall-mounted head avoids those ducts but stays visible. We explain those differences while the room arrangement can still inform the design.

## We check peak demand and the smaller loads between it

ADU sizing needs more than floor area. Windows, orientation, insulation and air leakage affect how much heating and cooling the dwelling needs. The local design conditions and actual equipment performance matter as well.

Minimum output is especially relevant when only one small room needs conditioning. Inverter equipment can reduce its output, but it still has an operating minimum. We compare that minimum with lighter demand rather than assume a larger system is safer. For shared multi-zone equipment, we assess the rooms together and the times when only one calls.

## Ventilation remains a separate part of the dwelling design

A typical ductless head recirculates indoor air. Its fan does not provide the required outdoor-air ventilation for a new detached dwelling. Cooling the room and introducing fresh air are different tasks, even when the ADU is very small.

We account for that distinction in the project discussion and coordinate the heating and cooling scope with the applicable compliance documents. The ventilation equipment and responsibilities need to be identified. Bathroom and kitchen moisture also deserve attention; a mini-split’s cooling mode is not a substitute for the dwelling’s ventilation plan.

## Construction timing can make the routes easier to resolve

Before walls and ceilings are closed, we can review piping, drain routing and any concealed-unit access with the construction plan. A suitable gravity drain may be easier to arrange at that stage. Where a pump is needed, it should have a practical location and service access.

Outside, the unit needs airflow, stable support and room for maintenance. We also review how its position relates to the main dwelling and neighboring occupied spaces. Locating it after all other site elements are fixed can reduce the available options.

## Budget for the complete ADU scope

A single-zone installation example does not describe the whole cost of conditioning a new dwelling. Electrical supply, ventilation, construction coordination and compliance work need to be defined for your project. We price the installation around those conditions rather than apply an unsupported ADU surcharge.

We also keep retrofit incentives out of the budget unless the project qualifies. LADWP’s current heat-pump program excludes new construction and ADUs. We do not deduct an existing-home rebate from a new ADU proposal as though it were assured funding.

## A written scope you can make a decision on

We bring the room assessment and installation route together before treating the job as settled. Your proposal needs to identify the matched equipment, where it will go and the work needed to connect it. We distinguish a standard equipment circuit from additional panel or service work. A spare breaker position alone does not establish electrical capacity.

We also account for permit, inspection and applicable energy-code responsibilities. New construction and existing-home alterations can follow different compliance paths. The current ECC framework and older-code HERS requirements follow the project’s applicable code and documents. We explain who handles those steps and any remaining investigation before you agree to the work.

Visible line covers, access work and finish repairs deserve the same attention as the equipment. If concealing piping requires opening a wall or ceiling, you need to know what is included. Manufacturer parts coverage and installer labor terms come from their actual documents; we discuss those terms rather than assume one covers the other.

## Installation checks and a useful handoff

The licensed and insured contractor follows the selected manufacturer’s installation requirements. Refrigerant connections need the applicable leak checks, evacuation and charge verification. The drain needs a flow check. Electrical and operating checks address different parts of the installation. Cold air at the outlet is only one observation, not a substitute for the complete process.

Before handoff, we explain the controls and show you the accessible filters and service points. We review equipment information and closeout responsibilities with you. Keep the model numbers, warranty documents and permit or verification records together. If inspections or documents remain outstanding, the responsibility for finishing them needs to be clear.

## Your project questions

### Can one head serve a one-bedroom ADU?

It depends on air distribution and the room loads. A closed bedroom door can prevent an open-area head from serving the bedroom well. We assess the layout before choosing the configuration.

### Does the mini-split provide fresh air?

A typical ductless unit recirculates room air. New detached ADUs need their required ventilation separately. We account for both functions in the scope discussion.

### When should we plan the equipment?

Bring us into the planning before routes and finishes are fixed where possible. We can then consider drains, piping and maintenance access alongside the construction.

### Can I deduct a LADWP rebate?

The current program excludes ADUs and new construction. We keep the installation price clear rather than insert an ineligible retrofit rebate.

### Who handles the installation?

We manage your mini-split project through LA Mini Split Solutions. Licensed and insured contractors perform the agreed installation work.
